How to Object to the Planning Application

We want to help all local residents who would like to object to planning proposal number RU.22/0776, but do not know how to and share the most effective way of objecting.

New objections should be submitted in line with new revised plans, by the 15th December.

Our best chance at fighting the proposals are for a large number of objections to be sent to the council before the 15th of December 2022.

Whilst it is important to review the planning submission yourselves and to formulate your own objections, we have listed what we believe are the strongest arguments, some common mistakes made when objecting, and some guidelines to follow to ensure your objection is effective.

Your objection can be emailed to planning@runnymede.gov.uk or posted/taken to Planning Business Centre, Runnymede Borough Council, Runnymede Civic Centre, Station Road, Addlestone, Surrey KT15 2AH

Strong Arguments to use to object and relevant policy numbers to quote:

It is important where possible to quote the relevant policy numbers as these add weight to your objection. The policy numbers are detailed below and on the separate sheet provided.

✔ The visual impact of the development – mainly the sheer size of the warehouse and the sight of this from the River Wey and Hamm Moor Lane – Policy No EE1 & EE3

Adverse impact on highway safety, a significant increase in congestion and insufficient parking – Policy No SD4 & SL1

Inadequate investment in local infrastructure including key known congestion hotspots – Policy No SD2 & SD3

Increased pollution from vehicles, light pollution and noise pollution from 24/7 operation. Policy No EE2

Adverse impact on habitats, biodiversity and the removal of trees, particularly along the river Wey – Policy No EE5

✔ The negative impact of construction in terms of traffic, noise and pollution on health and wellbeing – Policy No EE2

Common Mistakes

X Arguing the development will have a detrimental impact on the value of your home.

X Arguing that it will compete with local businesses

X Private loss of light or view

X Copying and pasting from a template objection – although this is better than not objecting at all

X Not objecting – if you do not have time – a short objection email with one or two sentences is better than no objection.

X Missing the deadline –  aim to submit by the end of November 2022 if possible
